D-Land Group, a large property developer in southern Bangkok and Samut Sakhon, will focus on those areas it knows best, and also sees potential in Ratchaburi province due to strong demand. It plans to launch three housing projects in the next 18 months.
Managing director Suthep Panyasakorn said the group would buy more land on the Bypass Road in Ratchaburi to develop a single-house project after acquiring three rai close to the main road. It hopes to introduce the project by the end of next year.
In the second half of 2011, it plans to offer two townhouse projects called Baan D on Setthakit Road in Mahachai district of Samut Sakhon and Rama II Road kilometre 37.
The project in Mahachai is worth about 500 million baht and will be located on a 40-rai site, comprising 400 units priced starting from 1.1 million baht. The Rama II project has a sales value of 600 million baht and will have 40 units priced starting at 1.2 million baht on a 37-rai site.
Its target over five years starting in 2012 is annual growth of 20%.
Established in 2002, the group expects to have 850 million baht in revenue by the end of the year, up from 400 million in 2010. During the first six months, it recorded 400 million.
It has three ongoing housing projects, including 30 duplex houses at The Proud worth about 100 million baht; 60 townhouses worth 100 million baht at Baan D Ekachai; and 80 single houses at Porto Villa worth 600 million baht.
Yesterday the company launched Porto Chino Community Mall with an investment of 500 million baht with funding by Kiatnakin Bank. The break-even period is projected at seven years. The first phase is slated to open by the end of the year and the second next April.
It will be located on a 15-rai site in front of Porto Villa project on Rama II Road, comprising a construction area of 17,000 square metres, with 11,000 sq m in saleable area for 150 shops. Monthly rental rates will range between 600 and 2,000 baht per square metre for a contract of at least three years. Around 10,000 to 15,000 daily visitors are expected.
