After a 10-month delay, the 450-million-baht TU Dome Plaza will be opened for business in March, with a break-even period of eight years.
Ittiphon Dharakasem, the managing director of PB Plus Property Co, developer of TU Dome Plaza, said it is fortunate the project launch was delayed from last year even though the great floods hardly affected it.
“If we’d launched it last year on schedule, the impact would have been larger,” he said.
“As it is, the floods damaged only the underground area, which does not cost much to renovate.”
The shopping mall will be located on a 12.4-rai site on Chiang Rak Road opposite Thammasat University’s Rangsit Campus. The plot is rented from T.U. Dome Residential Complex Property fund under a 28-year lease from 2012.
With a total lettable area of 12,000 square metres, the two-storey plaza has been 75% booked. The monthly rents range from 700 baht to 1,000 baht a square metre.
Also located on the same plot is TU Dome Place, a two-building dormitory with 108 rooms of 40 sq m each and eight cluster rooms of 80 sq m each. The monthly rents are 8,000 baht for the smaller room and 20,000 baht for the larger size. To date, 90% of all rooms have been rented.
